To build, renovate and restore quality residential homes for discriminating clients utilizing timeless materials, highly trained craftsmen, state-of-the-art products and sophisticated technology. Whitelaw Custom Homes, Inc. shall service our clients in a collaborative setting with special emphasis on relationship building, teamwork cultivation and communication excellence.”

SCOPE OF GENERAL SERVICES

Our basic service will cover the entire Project including architectural plan review, permitting and all construction activities through issuing of Certificate of Occupancy. Whitelaw Custom Homes, will sub contract many phases of the construction process as we feel necessary to perform our general services. However, Whitelaw Custom Homes will retain overall responsibility for your Project.

Areas not included in our Scope of General Services, but not limited to, would be Architectural schematics and drafting, Civil Engineers, Soil Engineers, Interior Design, Landscaping Design, or any specialty consultants (i.e. security, audio and lighting, etc.)

The following phases represent Whitelaw Custom Homes Scope of Services for your Project:

PROJECT ELEVATION:

  • Consult with Client to establish Project specification and requirements.
  • Establish project budgets and priorities important to the Client.
  • Create goals and expectations for the Client and other Project team members.
  • Prepare preliminary Project Cost Estimates.
  • Advise the Client of any need for additional information or consultation: Architectural Service, Site Surveys, Topographic Maps, Soil Tests, Community Ordinances and Restrictions, etc.
  • Request Client approval to proceed with next Project Phase

PROJECT DOCUMATION:

  • Prepare Project costs analyze.
  • Prepare critical path construction schedule.
  • Prepare selection schedule for client, architect, interior designer, etc.
  • Establish standards for material, workmanship, finishes, and equipment required.
  • Adjust Estimates and Schedules of the Project based on any changes to Scope, Market Conditions, or Addenda to the Project.

PROJECT BIDDING:

  • Assist the Client and/or Architect in the preparation of the Bid Requirements for the different phases for construction process.
  • Prepare solicitations for bids, or arrange for bids of qualified Sub Contractors.
  • Review questions and issue clarifications to the Client, Architect, Bidders and Suppliers.
  • Advise the Clients as to the Qualifications of Bidders, as it relates to Quality of workmanship, Timing of tasks being completed and Economic Soundness of bids received.

CONSTRUCTION ADMINISTRATION / SUPERVISION:

  • Hiring of subcontractors, suppliers, laborers and skilled trades.
  • Superintending of construction.
  • Obtaining a satisfactory quality of construction which meets the standards and guidelines set for Plans and Specifications of the Project.
  • Keeping the Site and surrounding area free from the accumulation of waste or rubbish and the excess of construction machinery, equipment and materials.
  • Performing all other things necessary to produce a quality Residence Building pursuant to the Plans and Specifications and upon any agreed
  • Change Orders.
  • Obtaining all building permits.
  • Obtaining all inspections.
  • Obtaining final certificate of occupancy.
  • Cleaning up after construction.
  • Review all shop drawings and submitted samples pertaining to the architectural, structural, mechanical and electrical elements of the Project.
  • Coordinate schedules and documentations to the Client, Architect, Interior Designer, etc.
  • Issue Bulletins, Change Orders and Requests for Information to adapt to the field conditions or changes requested by the Client or Architect.
  • Prepare Sub Contractor and Work Authorizations documents for all construction activities.
  • Prepare monthly billing statements and supporting waivers.

POST CONSTRUCTION

  • Scheduled warranty visits.
  • Home Protection Plan.
  • Emergency Service available during warranty period.

When the Project warranty period has expired, the general services provided by Whitelaw Custom Homes have been fulfilled.
